Church End, Hilton – Affordable Package 16 homes

The site is accessed via Church End, Hilton within Huntingdonshire. The site was taken through planning by a promotor obtaining an outline consent for a rural exception site, delivering 16 homes. We obtained offers from Registered Providers to take the site on an Outline Consent. To do so we brought in a Contractor with suitable experience to pave the way for a Reserved Matters application. The site has been acquired and is being worked up to a Reserved Matters consent for delivery over the next 24 months. 

The Pastures- affordable package of 40 homes

The Pastures is in Lower Stondon within Central Bedfordshire. A development partner had approached us having acquired this opportunity in Lower Stondon. The Outline Consent delivers 40 homes and a new pavilion for the village. The Section 106 required that the scheme also deliver 35% affordable housing of which 73% to be Affordable Rent and 27% delivered as Shared Ownership. We pulled together a deal with a Registered Provider to take the whole scheme forward as a 100% affordable housing development. Construction on site went well and the scheme has been delivered for occupation. 

Dace Road, Fish Island

Dace Road in Fish Island which sits on the Western side of the Olympic Park in Stratford within the London Borough of Tower Hamlets. The site benefited from a planning consent for a mixed use scheme delivering 110 Residential Homes . We were instructed by an associate company to obtain a construction partner for the delivery of this scheme. We sourced an emerging tier one contractor whilst procuring the construction partner for the Commerce Road scheme. The negotiations were swift, and the deal concluded to deliver the whole site to a Registered Provider. The development was a success and is now fully delivered and lived in. 

Newport Pagnell – Affordable Package of 54 homes

Located in Rowditch Furlong, Newport Pagnell within Milton Keynes, this site is one of the final phases of the MK northern expansion area. The site sits to the back of the Newport Pagnell services just off the M1 northbound carriageway. The vendors gave Oakwater exclusivity to find an RP partner for this site, after successfully transacting on another project with them. We were brought in at the feasibility stage and helped shape a previously drawn scheme from the original scheme which had 54 homes to deliver a scheme of 42 apartments and 35 houses. The planning approved scheme delivered 77 homes overall with the S106 requirement being for 23 affordable homes to be delivered. Oakwater sourced a Registered Provider to develop the whole site on an affordable housing basis. As part of this process the team brought in a reputable contractor to deliver the entire site as a 100% affordable housing scheme. The scheme has now completed and is fully occupied. 

Brentford – Affordable Package of 76 homes

Commerce Road, located in Brentford within the London Borough of Hounslow, on the edge of the award-winning Brentford Lock West development in West London that Oakwater have also transacted on. The permission was a market led scheme that included 76 apartments, of which 30 were to be affordable and 46 Market dwellings. Oakwater brought forward a Registered Provider acquire the whole scheme on a package basis. We procured the contractor to construct the scheme for them and negotiated the deal with the vendors and contractors to make the scheme work on a 100% affordable basis. The scheme is now complete and fully occupied. The commercial unit was returned to the vendor as part of the transaction. 

Wilburton – S106 of 9 homes

Wilburton – East Cambridgeshire – We were engaged by the vendors in relation to their site on Clarkes Lane, Wilburton. Of the 30 homes there was a requirement for 9 homes to be delivered as affordable homes. We obtained offers from RP’s and helped negotiate the deal with the Registered Provider. The deal has been concluded and is on site delivering on programme. 

Hertfordshire Regeneration

Chalkdene Developments is a strategic Joint Venture between Morgan Sindall Investments and Hertfordshire County Council to develop an initial 12 sites over a 15-year period. The sites are situated across the whole of Hertfordshire and range from small infill to urban extension projects and have capacity to deliver in excess of 500 properties.

Oakwater projects partnered with Morgan Sindall through the bid stages and have successfully secured a role the project when the outcome of the bids was announced in early 2018. Oakwater will be providing affordable housing advice as the schemes progress and working with the delivery team to obtain successful outcomes for the affordable housing provision for each scheme.

Overall the projects are projected to deliver 500 homes of which around 174 will be affordable, with a combined GDV of circa £2bn.

Brentford Lock West, London

Brentford Lock West is an award-winning development, located on the Grand Union Canal in Brentford, within the London borough of Hounslow, close to local shops, leisure facilities, beautiful parks and waterside walkways.

Oakwater successfully acquired the final two blocks of phase two, totalling 58 residential dwellings, all private tenures to be converted into shared ownership housing by a registered provider client.

Practical completion scheduled for December 2018.

West Hendon Broadway, London

West Hendon Broadway was formerly a site of an old public house and in its later years a restaurant. The development of 43 apartments and commercial space as well as highways improvements is in the London Borough of Barnet.

The Section 106 required only 7 units to be delivered as affordable homes however Oakwater partnered with a commercial developer and structured the transaction to deliver all the units as affordable homes to a Registered Provider.

Electric Quarter, Ponders End, London

Electric Quarter, so named to honour Joseph Swan who lived in the nearby High Street is a development of 167 homes, commercial and retail space on the site of the former Middlesex University Campus. This regeneration of the High Street will deliver a new library, retail and nursery offering to this previously run-down area of Ponders End.

Oakwater Projects partnered with Lovell to identify a suitable Registered Provider to deliver the 52 affordable homes deliverable under the S106 requirements for the scheme.
