Hertfordshire Regeneration

Chalkdene Developments is a strategic Joint Venture between Morgan Sindall Investments and Hertfordshire County Council to develop an initial 12 sites over a 15-year period. The sites are situated across the whole of Hertfordshire and range from small infill to urban extension projects and have capacity to deliver in excess of 500 properties.

Oakwater projects partnered with Morgan Sindall through the bid stages and have successfully secured a role the project when the outcome of the bids was announced in early 2018. Oakwater will be providing affordable housing advice as the schemes progress and working with the delivery team to obtain successful outcomes for the affordable housing provision for each scheme.

Overall the projects are projected to deliver 500 homes of which around 174 will be affordable, with a combined GDV of circa £2bn.

Brentford Lock West, London

Brentford Lock West is an award-winning development, located on the Grand Union Canal in Brentford, within the London borough of Hounslow, close to local shops, leisure facilities, beautiful parks and waterside walkways.

Oakwater successfully acquired the final two blocks of phase two, totalling 58 residential dwellings, all private tenures to be converted into shared ownership housing by a registered provider client.

Practical completion scheduled for December 2018.

Electric Quarter, Ponders End, London

Electric Quarter, so named to honour Joseph Swan who lived in the nearby High Street is a development of 167 homes, commercial and retail space on the site of the former Middlesex University Campus. This regeneration of the High Street will deliver a new library, retail and nursery offering to this previously run-down area of Ponders End.

Oakwater Projects partnered with Lovell to identify a suitable Registered Provider to deliver the 52 affordable homes deliverable under the S106 requirements for the scheme.

Horton Road, Hillingdon, London

Horton Wharf is a distinctive canal side development providing 87 homes. The scheme provides one and two bed apartments within 3 apartment blocks, as well as a town house family home and commercial space on the waterside of the Grand Union Canal in the London Borough of Hillingdon.

Basement parking allows for the open spaces to remain car free and take full advantage of this canal side setting. Being 100 yards from West Drayton the site benefits from exceptional connectivity which will only improve once the Crossrail Project goes live.

Oakwater Projects partnered with a national contractor and local Registered Provider to acquire this site and to deliver an all affordable project in this exceptional location, fending off strong competition to secure the scheme.

Red Lion Court, Greenford, London

Red Lion Court is a bespoke development of 48 homes and commercial units delivered on the former Red Lion Public House site in Greenford which is in the London Borough of Ealing.

The development regenerates this area and delivers a significant improvement to the residential and commercial offering in this busy urban environment and provides a new landmark building for Greenford.

Clearview Homes engaged Oakwater Projects to determine the most suitable Registered Provider for the affordable housing delivery on the site which was concluded and now delivered to a local housing provider.
